Who is Germany Andrews?About us
LaChrissa Germany Andrews is the Broker of Germany Andrews Real Estate. She was born and raised in Georgia and has lived and worked throughout Middle Georgia and the Atlanta metro area her whole life. She became a Realtor in 2017 and has guided clients through residential and commercial transactions across South and Middle Georgia and Metro Atlanta, bringing over 25 years of administrative and organizational experience, a calm approach and close attention to detail. Outside real estate she serves as a church administrator and youth director, mentors with the Fayette County Friends Mentoring Program, and has done international mission work. Reach her by call or text at (770) 500-2751.
Can I search homes for sale on your website?About us
Yes. Tap Search homes and pick your area: Metro Atlanta homes come from FMLS, and homes anywhere in Georgia come from Georgia MLS. You can filter by city, price, beds and more.
What are the steps to buy a home in Georgia?Buying
1) Talk to a local agent (it's free to start). 2) Get pre-approved by a lender. 3) Decide your must-haves and which towns fit. 4) Tour homes in person or virtually. 5) Make a strong offer. 6) Use your due diligence period for inspections and final checks. 7) Close with a Georgia closing attorney and get your keys.
Do I need 20% down to buy a home?Buying
Usually not. Some conventional loans allow as little as 3% down, FHA loans 3.5%, and VA and USDA loans can be 0% down for eligible buyers. Putting down less than 20% on a conventional loan usually means paying mortgage insurance. A lender confirms what you qualify for, and programs and terms can change.
What's the difference between pre-qualified and pre-approved?Buying
Pre-qualification is a quick estimate based on what you tell a lender about your income and debts. Pre-approval means the lender has verified your income, assets and credit and issued a letter with a loan amount. Sellers take a pre-approved offer much more seriously, so get pre-approved before you start touring.
Are there down payment assistance programs in Georgia?Buying
Yes. The Georgia Dream Homeownership Program, run by the Georgia Department of Community Affairs, offers down payment assistance to eligible buyers through approved lenders. Some cities and counties have their own programs too, such as Invest Atlanta for the City of Atlanta. Each has income limits, price limits and other rules that change over time, so check with an approved lender for current details. We can point you to lenders who work with these programs.
What is the due diligence period in Georgia?Buying
Most Georgia purchase contracts give the buyer a due diligence period, a set number of days negotiated in the offer. During it you can inspect the home, review costs and, in general, walk away for any reason. Buyers often pay the seller a due diligence fee for this right; it's usually non-refundable but credited toward the price if you close. Read your contract and ask your agent or attorney about the exact terms.
What is earnest money?Buying
Earnest money is a good-faith deposit you make when your offer is accepted. It's held in escrow, typically by a brokerage or the closing attorney, and applied toward your costs at closing. If you back out after your due diligence period without a valid contract reason, you can lose it, so know your deadlines.
Do I need a home inspection?Buying
We strongly recommend one, and it should happen within your due diligence period. A general inspection looks at the roof, structure, plumbing, electrical and HVAC. In Georgia a wood-destroying insect (termite) report is common, and some buyers add radon, sewer scope or other specialty inspections.
What closing costs do buyers pay in Georgia?Buying
Common buyer costs include lender and loan fees, the closing attorney's fee, title insurance, Georgia's intangible recording tax on the mortgage ($1.50 per $500 borrowed), prepaid property taxes and homeowners insurance, and escrow deposits. Who pays what can be negotiated, and sellers sometimes contribute. Your lender gives you an official Loan Estimate with the actual numbers.
Who handles the closing in Georgia?Buying
Georgia is an attorney-closing state, so a licensed Georgia attorney conducts the closing, handles the funds and records the deed. Closings typically happen at the attorney's office, and some can be done in part remotely.
Do I have to sign an agreement with a buyer's agent?Buying
Yes. Since August 2024, a written agreement with your buyer's agent before touring homes is standard across the U.S. It spells out the services you'll get and how your agent is paid. Compensation is negotiable, and we'll walk you through the agreement before you sign.
How long does it take to buy a home?Buying
Finding the right home varies a lot by budget and area. Once you're under contract, a financed purchase often closes in about 30 to 45 days, and cash purchases can close faster. Getting pre-approved first is the best way to speed things up.
What is the Georgia homestead exemption?Buying
If the home is your primary residence, you can apply for a homestead exemption with your county tax assessor to lower your property taxes. In most Georgia counties the deadline is April 1 for that tax year. Rules and amounts vary by county, so check your county's tax assessor website.
Should I buy now or wait for prices or rates to drop?Buying
Nobody can reliably time the market. The better question is whether buying fits your budget, savings and how long you plan to stay. In a free consultation we'll run the numbers for your situation, and your lender can show payments at today's rates.
How do I find out what my home is worth?Selling
Request a free home value report on our site. For a precise number, we prepare a comparative market analysis based on recent nearby sales, your home's condition and upgrades. Online estimates can miss by thousands because they've never been inside your home.
What does it cost to sell a home in Georgia?Selling
Typical seller costs include real estate commission (always negotiable), Georgia's transfer tax of $1 per $1,000 of the sale price, paying off your mortgage, any repairs or credits you agree to, prorated property taxes, and attorney or closing fees. We'll give you an estimated net sheet before you list so you know what you'll walk away with.
How should I price my home?Selling
Price it right from day one, based on comparable recent sales. Overpricing to leave room to negotiate usually backfires: the home sits, buyers wonder what's wrong, and it often sells for less than it would have at the right price.
How do I get my home ready to sell?Selling
Start with the basics: declutter, deep clean and fix small things buyers notice. Low-cost upgrades with big impact include paint on the front door, updated light fixtures, fresh mulch and flowers, new house numbers and a professional cleaning. Then invest in professional listing photos.
When is the best time to sell?Selling
Spring usually brings the most buyers. Winter has fewer competing listings and buyers who need to move, like relocations, so it can work well too. The right time depends on your next move. Planning a spring sale? Start preparing a few months ahead.
Do I have to disclose problems with my home?Selling
Sellers in Georgia commonly complete a Seller's Property Disclosure Statement, and you should never hide known defects. Being upfront protects you and builds trust with buyers. For questions about your specific obligations, talk with a Georgia real estate attorney.
Can I buy a new home and sell my current one at the same time?Selling
Yes. Common approaches include making your purchase contingent on selling your home, using a bridge loan, negotiating a short rent-back after you sell, or using temporary housing. The best option depends on your equity and the market, and we'll help you plan the timing.
Do you help with investment or rental properties?Investing
Yes. We help investors find rental properties, estimate rents and cash flow, and understand the areas where the numbers work. Tell us your budget and goals and we'll put together a plan.
Do you help with commercial real estate?Investing
Yes. We help businesses and investors look for commercial space. Share what you need (type of space, size, location and budget) and we'll follow up.
What's the best or safest neighborhood?Neighborhoods
Under fair housing rules we don't steer buyers or describe neighborhoods by who lives there. We're glad to help you compare areas by commute, price range, home styles, lot sizes and amenities. For schools, check the Georgia Department of Education and the school district's websites, and for crime information, check the local police department. Visiting at different times of day helps too.
Which lenders do you recommend?Trusted partners
Loan officers we work with include Paige Seibert, Senior Loan Officer at Banksouth Mortgage in Milton (770-315-0782, NMLS 200705), Kelton Brown of Guild Mortgage (205-344-1324, NMLS 766086), and Modesty Martinez of Premier Mortgage Resources (208-598-5633, NMLS 2543499). You're always free to choose any lender. Rates, points and fees change and aren't guaranteed, so ask a lender for current numbers.
Which closing attorneys do you work with?Trusted partners
Our preferred closing attorneys include Kia Nicole Sutton, Esq. of Fee Simple Law (feesimple.law) and Pierre Ifill, Esq. (pierre@thehilaw.com). In Georgia, an attorney conducts the closing.
Can you recommend a home inspector?Trusted partners
Inspectors our clients have used include DSM Home Inspections (David S. Morgan, serving Jonesboro, Stockbridge and Peachtree City), 5 Point Certified Inspections (Danielle Morgan) and GMS Home Inspections Atlanta (Glenn Gordon). Book your inspection early in your due diligence period.
Can you recommend movers or other home services?Trusted partners
For moving: All My Sons Moving & Storage, College Hunks Hauling Junk & Moving, A Better Way Moving, Hewes Family Movers, Mark the Mover and Zip Moving & Storage. For landscaping: New Leaf Landscape Services and Man's ASAP Landscaping & Handyman Service. See the Trusted Partners section on this page for links, plus review sites for home warranties and pest control.
What happens between my first showing and closing day?Buying
After you're pre-approved and touring, your agent helps you write an offer covering price, closing date, financing, earnest money and contingencies. Once it's accepted: you apply for the loan and send documents, inspect the home and negotiate any repairs, the lender orders an appraisal and underwrites your file, the title is checked, you arrange homeowners insurance, do a final walk-through, then review your Closing Disclosure and sign. Common delays are missing documents, appraisal timing, title issues and repairs. Avoid new debt, answer requests quickly, and always confirm wire instructions by phone with a known number to avoid fraud.
Should I rent or buy?Buying
It depends on your budget, timeline and need for flexibility. Owning costs more than the mortgage (taxes, insurance, HOA dues and upkeep) and takes upfront cash, but it can build equity and gives you stability and control. Renting is more flexible and simpler to qualify for but builds no equity. Buying usually makes more sense if you plan to stay several years. Compare both with the same assumptions; we're happy to run the numbers with you.
What are the steps to sell my home?Selling
1) Consultation about your goals and timing. 2) Pricing based on a comparative market analysis. 3) Repairs, cleaning, records and seller disclosures. 4) Listing agreement and marketing plan: photos, online exposure and showings. 5) Showings. 6) Review and negotiate offers. 7) Buyer inspections and any repair requests. 8) Appraisal if the buyer is financing. 9) Title check and documents. 10) Final walk-through. 11) Closing: sign, pay off your mortgage and hand over the keys.
What mistakes do first-time buyers make?Buying
The big ones: budgeting only for the monthly payment instead of the full cost of owning, touring before getting pre-approved, opening new credit or changing jobs during underwriting, forgetting closing costs, skipping the inspection, mistaking cosmetic updates for sound systems, not reading HOA documents, not getting insurance quotes early, and skipping the final walk-through.
